There are just a few qualifications…
 
  1. Licensed to originate residential mortgage loans in the State of Colorado (minimum 2 years in business);
  2. Able to originate, process, underwrite, close, table fund the first mortgage loan & down payment assistance and capable of interim servicing;
  3. Not under supervisory control of, or subject to, enforcement proceedings by federal banking regulators with respect to any violations or alleged violations of federal banking laws or regulations;
  4. Minimum Net worth requirement by the program Master Servicer U.S. Bank;
  5. Underwriter experience requirement by the program Master Servicer U.S. Bank;
  6. Minimum annual volume requirement by the program Master Servicer U.S. Bank;
  7. Following approval of the lender participation documents, a lender must attend a mandatory lender training.

Borrowers don’t have to be a first time buyer!  The Pikes Peak DPA program is one of the most inclusive programs on the market as we do not require your client to be a first time buyer.  Generous Income Limit of $130,200.   Pikes Peak DPA uniquely serves a population that often falls between the cracks — workforce or middle income families. Unlike other more restrictive programs, the Pikes Peak DPA program income limit is more inclusive of our workforce families who may have higher salaries, but still struggle to gather the cash on hand for down payments.

Inclusive Housing Options:  Pikes Peak DPA also creates more flexibility for families by allowing many types of properties including 1- 4 Units and Manufactured Housing.  Be aware, however, that depending on the type of loan, the lender still needs to meet agency (FHA/Freddie) guidelines.
